A block of land bounded by roads and made up of several parcels. In title records it is used together with the parcel number.
Boundary Staking (Aplikasyon)
Marking the parcel boundaries shown on the title and cadastral sheet on the ground using coordinates; in Turkey it is commonly called “boundary determination”.
Bathymetry (Batimetri)
Measuring the depth of underwater beds such as seas, lakes and reservoirs, and the bed topography map produced from these measurements.
Change of Property Type (Cins Değişikliği)
Changing the description of a property in the title register — for example, updating “land plot” to “masonry house” once a building is completed.
CORS / TUSAGA-Aktif
Turkey’s nationwide network of continuously operating GNSS reference stations; it broadcasts real-time corrections for RTK surveys.
The deduction taken from a parcel for public facilities such as roads, parks and schools in zoning implementation. Under Article 18 of Zoning Law No. 3194 it may not exceed 45%.
Municipal Council (Encümen) (Encümen)
The executive committee of a municipality that decides on parcellation procedures such as subdivision, consolidation and road dedication.
The surveying engineer’s responsibility to verify that a building is constructed in the position set by its permit and project, and to issue the inspection reports.
Existing-Condition Map (Halihazır Harita)
An up-to-date scaled map showing the current state of the land: buildings, roads, utilities and topography.
Parcel Subdivision (İfraz)
Dividing one parcel into several parcels in accordance with zoning regulations.
Parcel Creation (İhdas) (İhdas)
Creating a new parcel from public land (e.g. unused road surplus) or adding area to an existing parcel.
Easement (İrtifak Hakkı)
A limited right of use established on a property in favour of another property or person; rights of way, utility easements and condominium servitude are the best-known examples.
Isobath (İzobat)
A curve joining points of equal depth underwater; the depth contour lines of bathymetric maps.
Expropriation (Kamulaştırma)
Registering privately owned property in the name of the authority against payment of compensation, where required for public benefit.
Earthwork Volume Calculation (Kübaj)
Calculating cut and fill volumes from survey data; used for excavation progress payments and dredging.
Multibeam Echo Sounder (Multi-beam Ekosounder)
A high-resolution depth measurement system that scans a wide swath with many acoustic beams in a single pass.
Triangulation Point (Nirengi)
A ground control point with high-accuracy coordinates that serves as the basis for all surveys.
Point Cloud (Nokta Bulutu)
A three-dimensional data set of millions of X-Y-Z points produced by laser scanning or photogrammetry.
Orthophoto (Ortofoto)
An aerial/drone image corrected for tilt and terrain relief distortions, so that it is to scale and measurable.
Map Sheet (Pafta)
Each individual sheet of a map divided according to a given scale and sheet boundaries.
Parcel (Parsel)
The smallest unit of real property with defined boundaries, registered under its own number in the title register.
Spot-Height Plan (Plankote)
A scaled plan showing the elevations of the land with spot heights and contour lines.
Traverse (Poligon)
Densification points established between triangulation points by measuring angles and distances, and the route they form.
Measured Survey (Röleve)
Measuring an existing building or area and transferring it to a scaled drawing.
Witness Measurement (Röper)
Measurements describing the position of a point by its distances to permanent structures, so that the point can be re-established if lost.
RTK
Real-time kinematic: positioning to centimetre accuracy by a GNSS receiver that receives instant corrections from a reference station.
Sediment (Rüsubat)
Material carried and deposited by water or wind; in reservoirs it gradually reduces storage capacity.
Plumb Line (Şakül)
A weighted line or instrument indicating the vertical. Verticality (plumb) analysis measures how far a building deviates from the vertical.
Area Tolerance (Tecviz) (Tecviz (Yanılma Sınırı))
The legally acceptable upper limit of the difference between the measured area and the area on the title deed.
Dedication (Terk)
Leaving part of a parcel for public use such as a road or park.
Parcel Consolidation (Tevhid)
Merging adjacent parcels into a single parcel.
TKGM
General Directorate of Land Registry and Cadastre: the public authority responsible for the title register and cadastral procedures.
USV
Uncrewed surface vessel; carries an echo sounder to perform bathymetric surveys in shallow or hazardous areas.
Building Setting-Out Project (Yapı Aplikasyon Projesi)
A project that defines, with coordinates, the position of the building in the architectural design within the parcel, so that it can be set out on the ground.
Site Verification Report (Zemin Tespit Tutanağı)
A report prepared by an authorised surveying engineer that documents the position and footprint of a building on the ground.
