Frequently asked questions

How long does boundary staking (aplikasyon) take?

If the title deed details and power of attorney are ready, the field survey is usually done within 1–3 working days. The setting-out sketch is sent to the cadastre directorate for review; depending on the number of parcels and the directorate’s workload, the whole process typically takes 5–15 working days. The boundary points are marked on the ground with stakes or paint and shown to you on site.

Which documents are needed for a parcel subdivision (ifraz)?

You need the title deed or the block/parcel numbers, copies of the owners’ ID documents (a notarised power of attorney if acting on someone’s behalf), the zoning status certificate from the municipality and a municipal council decision approving the subdivision. The municipality also asks for proof that there is no outstanding property tax. For agricultural land outside the zoning plan, the opinion of the Provincial Directorate of Agriculture and Forestry is obtained under Law No. 5403, and minimum parcel size requirements apply.

What is the area tolerance (tecviz) and why does it matter?

Tecviz is the error margin permitted by regulation between the measured area and the area recorded on the title deed. If the difference is within this margin, the transaction proceeds normally; if it exceeds it, an area correction or rectification of a cadastral error (Article 22/a or Article 41) may be required. With the tecviz module in our calculators you can see the limit for your parcel by scale and area.

When is a verticality (plumb) analysis needed?

It is requested before urban regeneration and risky-building assessments, when visible tilting or cracking is reported, during deep excavation on a neighbouring plot, and in post-earthquake damage assessments. The deviation from vertical of the building’s column and facade axes is measured floor by floor to the millimetre; the result is used as input for the structural engineer’s performance analysis.

What equipment is used for bathymetric surveys?

For shallow and medium-depth surveys of harbours, marinas, lakes and reservoirs, we use a single-beam or multibeam echosounder mounted on an uncrewed surface vessel (USV) positioned by RTK GNSS. A multibeam system covers a wide swath in a single pass; after sound-velocity, motion (IMU) and water-level corrections, a seabed model with centimetre-to-decimetre accuracy is produced.

What is the difference between building setting-out and technical supervision (TUS)?

The building setting-out project shows the position of the building within the parcel in line with the zoning setbacks and is part of the building permit file; the foundation corners are marked on site according to this project. Technical supervision (surveying), known as fenni mesuliyet, is the surveying engineer’s inspection throughout construction, including the above-foundation inspection, to confirm that the building is positioned in accordance with the approved project.

Do you work in provinces outside Antalya?

Yes. We carry out engineering surveys such as structural surveys for seismic assessment, 3D laser scanning, deformation monitoring, bathymetry and large-scale as-built mapping on a project basis across Türkiye. Title deed and cadastral procedures are carried out in coordination with the processes of the relevant cadastre directorate.

How can I find out what stage my file is at?

Use the AKL file code you were given, or your phone number together with the block/parcel numbers, on the “Track a File” page to see the current status. By logging in to the customer portal you can also download delivered sketches, invoices and your account statement.
