We carry out the mapping and parcellation work needed to turn zoning plans into parcels that can be implemented on the ground. In land and plot readjustment under Article 18 of Zoning Law No. 3194, we prepare the readjustment share (DOP) and public share (KOP) calculations, allocation schedules and parcellation plans. Preparing plans and plan amendments is the remit of urban planners; our office supports these processes with existing-condition maps, ownership analysis and zoning status studies. Parcellation plans are followed through municipal council approval, public display and registration.

The process consists of: Preliminary Review (2–5 days), Survey & Base Map (5–15 days), Readjustment Calculations (10–30 days), Approval & Public Display (30–60 days), Review & Registration (15–30 days). Total duration depends on the parcel, the file and the workload of the relevant authority.
Approved zoning plan and plan notes (from the municipality); Title records / block-parcel list of the parcels within the implementation area; Implementation decision or assignment letter from the municipality or authority; Previous zoning implementation and parcellation files, if any; Owners’ identity details (for individual applications) or power of attorney; Opinion letters from utility authorities (where required).
